Initially, client employed a small builder, whom failed from the outset. Neither building regulations were followed nor architectural drawings. After taking over the works, we had to take down the walls, unfortunately, and rebuild  them in accordance with the plans. From that point, project went really smoothly and completed on time. Our client has an amazing eye for details, final results look amazing.

This wonderful modern penthouse occupies top two floors of a prestigious estate in Kensington. It was purchased just a few month before our clients decided to give it a complete makeover.
Impressive entrance to the building is followed by a private elevator that takes you straight to the penthouse. Totus created lots of light in the property – open see through shelves and new light staircase. Updated flooring, joinery and tiling give the place an airy, almost ethereal, feel. Energy flow in the lounge takes you to the dining area and the kitchen where one of the walls is leaning, shaping an interesting perspective. Newest electronics and AV systems were fitted along with air conditioning in the whole property. Natural light to the lounge area comes not only from windows but also from the ceiling – roof terrace is fitted with semi-transparent floor that lets sunlight through to the lounge. Roof terrace was also completely remodelled into a tranquil urban garden area.

Totus was appointed as the main contractor for this development project in 2015. Wide but narrow house on a large plot, located in a premium cul-de-sac in Esher, presented our client with an excellent opportunity. Project involved extending front, side and back of the house: we added a new roof structure and a third floor. A full fit out and landscaping was done outside. As a result, property nearly tripled in size and doubled in value. Since time was of the essence, as with every development project, we completed the works in 26 weeks.

Totus was the main contractor for this skilfully designed modern extension/renovation project.
We increased the property from small one bedroom flat to 2 bedroom modern family home. Totus created an open plan living room with a modern kitchen and a wonderful terrace for comfortable outdoor time.
There are full height internal doors with built in mirrors to visually enhance the space. To save and utilise all available space in the property, Totus installed shadow skirting and carefully designed joinery. We used acoustic, noise absorbing materials, to eliminate the city noise.
Roof terrace is equipped with and electric sliding rooflight that quietly opens from the stairs.
Duration of the project was 18 weeks and it was completed as scheduled, in September 2016.

Our clients, Elyse Beauty, acquired a new retail unit in a recently completed development. We were contracted to carry out a full fit-out of this 800 sq ft unit – from an empty concrete shell to final finishes. This 200 year old cottage in the heart of Wimbledon had probably never been updated before. Some of it’s “character” features were paper-thin party walls, “crawling” stairs (one had to be on all four to get to the second floor!) and other surprises discovered during the build. We stripped house to its shell, extended and rebuilt it from inside to create a modern bright family home.

The project was brilliantly designed by Harrison Architects + Designers. With such a small space, main goal was to make every square inch useful for the family. This was achieved by adding new space, bright colours, natural light and great design of build in furniture throughout the house.

Works involved: kitchen extension, first floor infill extension, chimney removal, new floor levels, all structural works, new roof, new kitchen, underfloor heating, bespoke joinery in every room, supply and installation of all finishes, decoration.

Renovation and extension in Clapham SW11

Complete property renovation and extension in Clapham

This six bedroom house in Clapham, owned by young professionals, required full renovation from the basement up. Totus built a side return extension to create a larger kitchen and basement conversion to turn this five storey house into a contemporary high-tech home (including cinema room) with a high-end designer finish.

The house was stripped down to the shell and rebuilt from inside. All joinery was bespoke. Basement space was added for a utility room and floor levels were re-configured. Water-based underfloor heating replaced conventional radiators throughout the house.

The project was completed on time in five months and once we started the project, their next door neighbours decided to do a loft conversion too and both projects were completed in parallel.

Adding 2nd bathroom and creating a large open plan kitchen/living area on the top floor with lots of light and air will appeal to any future buyer.

In order to create an open plan area and be compliant with fire safety regulations, we installed a fire curtain system above the stairs. White walls and bathrooms added space within confined areas. High end sanitaryware and kitchen will deliver a good return on investment in such high value property.

Extension and transformation.

This classic property in Walton-on-Thames, KT12, was massively extended and transformed by Totus into a wonderful modern country family home.

We added 170 sq. m. of new living space by extending ground/first floors to the sides and back. A new roof structure was installed with constructional and first fix preparation for a further 120 sq m loft extension planned for the near future. Property was modernised throughout to the highest level. Front of the house was kept in its original character as preserving period features was important to our clients. Roof system with modern glazing doors at the rear allows flow of light and air and seamless integration with outside garden. On entering you are greeted with a grand hall with new open staircase. Spectacular views of the garden lead to a large open plan kitchen/living area. There are three further reception areas, utility room, bathroom and garage.

First floor contains of 5 bedrooms and 3 bathrooms.

Working to a tight deadline, Totus completed all the works in 32 weeks, right in time for Christmas!

Inevitably, the scope was added to during the build due to unforseen circumstances with the house or decisions made by us. We completed the build with drawings from an architect but had no architect managing the build. We worked directly with Totus who project managed it excellently and gave us clear deadlines on when they needed our decisions for fixtures, fittings, flooring, paints, appliances etc. Terry was an excellent point of contact who is extremely efficient and good at keeping the ball rolling with outstanding communication. Vadym, our project manager, did a great job in pushing things forward and quickly coming up with solutions to on site issues. Roman, the on site foreman, led the build well and managed to get the best out of all tradesmen on site. Giggs, the electrician also deserves a mention for the excellent job he has done in replacing the electrics throughout the house. The quality of the finish has been very good. And snagging has been completed at a leisurely pace dictated by us and without fuss. All in all, Totus is a solid professional outfit who can be trusted to do a good job for an accurate estimate. Totus won the tendering process over two other established London builders. Totus had a competitive price combined with fantastic organisational skills. We are very glad we choose Totus and would not hesitate to do so again in the future.

This house in Earlsfield was in need of complete renovation. Work included a rear and side extension and loft conversion. The renovation project was completed with a high-end finish to enhance the period features of the property.

The kitchen was bespoke, hand assembled and painted by our kitchen specialists. The large orangery-style extension included spectacular electrically operated wooden lanterns and massive bi-fold doors. It also included water underfloor heating, as well as bespoke bedrooms and living room furniture. The project was completed in six months.
